Building regulations set standards for the  construction of buildings to ensure the safety and health for people in or about those buildings.Building regulations approval is different from planning permission. You might need both.

Most  of the alterations made to properties require approval under the Building Regulations.

Work covered by building regulations

The Building Regulations 2010 cover the construction and extension of buildings.

You might also need building regulations approval for many alteration projects, including if you plan to:

  • replace fuse boxes and connected electrics

  • install a bathroom that will involve plumbing

  • change electrics near a bath or shower

  • put in a fixed air-conditioning system

  • replace windows and doors

  • replace roof coverings on pitched and flat roofs

  • install or replace a heating system

  • add extra radiators to a heating system

   In addition, the Regulations promote energy efficiency in buildings and contribute to meeting the needs of disabled people. Builders and Contractors are required to obtain building control approval before they commence the work.

You must also find out whether work you intend to carry out falls within The Party Wall etc. Act 1996.
